Bellaire Net-Zero Custom Home
This modern custom home in Bellaire was designed with a vision that went far beyond aesthetics. The homeowners wanted to create a home that felt comfortable, intentional, and connected to the way they live while also prioritizing sustainability, wellness, and long-term energy efficiency. Every aspect of the project was approached with the goal of creating a healthier living environment and reducing the home's overall environmental impact.
The approximately 2,000-square-foot main residence features three bedrooms and two and a half bathrooms, along with a separate 500-square-foot guest house. The home’s modern architecture, clean lines, and efficient footprint create a refined yet comfortable environment.
From the beginning, the goal was to move the home toward net-zero performance by reducing the amount of energy it requires and incorporating renewable energy into the overall design. Rather than treating sustainability as an added feature, the home was approached as a complete system, with the structure, mechanical systems, materials, and energy use all working together.
Southern Green Builders collaborated closely with the architect and homeowners throughout the project to turn those ambitious goals into a practical construction plan. Different building assemblies, materials, and construction methods were carefully evaluated to balance performance, constructibility, longevity, and the homeowners’ vision for a healthier and more sustainable residence.
Much of what makes this Bellaire home unique is built into the structure itself. Continuous exterior insulation creates a highly efficient building envelope, while a high-efficiency HVAC system helps maintain consistent indoor temperatures with less energy. These behind-the-scenes decisions contribute to a home that feels comfortable and performs efficiently throughout Houston’s changing seasons.
Solar energy plays an important role in supporting the home’s net-zero goals, helping offset its overall energy consumption and reduce its reliance on the electrical grid. Water conservation was also incorporated through a gray water recycling system that allows water from the home to be treated and reused for non-potable purposes such as irrigation.
Wellness was another important consideration throughout the project. Materials and products were thoughtfully researched with indoor air quality and potential environmental and health impacts in mind. The result is a home designed not only around how much energy it consumes, but also around the quality and comfort of the environment it creates for the people living there every day.
